Half-price brokerage fees
for rentals and sales
Rental agencies in Japan usually charge one month’s rent plus consumption tax as the brokerage fee. Ours is half a month’s rent (0.5 months + tax). For sales, the legal maximum is 3% of the sale price + ¥60,000, plus tax; ours is half the legal maximum (1.5% of the sale price + ¥30,000, plus tax). The same numbers apply everywhere on this site.

Who qualifies for the half-price fee
- Eligible: new rental searches, home purchases and home sales requested through the form on this site, LINE, or a referral from one of our clients or acquaintances
- Not eligible: inquiries about properties we list on behalf of a seller or landlord on portal sites or elsewhere, even if you contact us through this site. For those, the fee stated in the listing and in the brokerage agreement applies (within the legal maximum)
- Not eligible: buying or selling a property priced at ¥8 million or less (before tax). A Ministry of Land, Infrastructure, Transport and Tourism notice allows a fee of up to ¥300,000 plus tax for this price band, so we explain and agree the fee with you before the brokerage agreement
- Eligibility is fixed at the time of your first inquiry, and the applicable fee is written into the brokerage agreement (for rentals, the explanation of important matters)
